Marathon County real estate numbers for 2025 and a 2026 outlook

Looking at the more recent charts, it might be hard to believe there was ever an era in which housing prices were falling. But there were several years post-2008 in which home prices dropped year over year.

It was a great time to buy a house if you could get a loan, which after a period of some of the loosest practices imaginable in mortgage lending, the opposite happened and getting a loan required the most impeccable credit.

It might be hard to believe for younger people who didn’t live through it, because now home prices have been on a steady rise. In a story last year, we reported that Marathon County home prices had gone from extremely affordable (according to an index reported by Forward Analytics) to barely on the right side of affordability.

And that’s probably no longer the case. Median prices rose year-over-year once again in Marathon County.

Forgive the y-axis abuse, but it does show the steady rise in home prices, nearly doubling year over year.

Interestingly, what was looking like it was about to be a parabolic curve faded in 2025. The increase year over year wasn’t nearly as steep.

How does that compare to the state, and the rest of the country? And what about sales?
