Very good article Brian! Even getting some answers from Chuck, great job. You could do an entire series on some of the players involved in city affairs, like the Alexander Foundation..... I think it would be interesting as well as eye opening the extent of influence it has had on city decisions.....

My conversation with Chuck was very confusing at first, since he kept referring to both sets of investors as simply "investors" - until finally I realized (and he confirmed) that essentially new investors who would be providing loans would need to be enticed with outsized returns, and that would come at the expense of current equity investors. Interesting idea on the series.
